INVITATION LETTER & VIEWING TRIP ORGANISATION

Our consultants are tasked to arrange (set the time and provide with the logistics alongside personal company) field inspection in conformity with the Schedule of the investor.

After agreeing on the conditions of this field inspection, Property Guide Turkey would be happy to compose an official invitation letter addressing Turkish Foreign Missions of investor’s selection if investor’s passport does not allow come to Turkey without Turkish Visa.

APPRAISAL

According to the official regulation composed to determine processes that foreign real estate investors must follow, Official Appraisal reports prepared by independent appraisal experts licensed by Turkish Government must be acquired. DURING PURCHASE PROCESS

ACQUIRING TAX ID

Having a Tax ID Number (even if the investor is not Turkish) is compulsory for property buyers. Property Guide Turkey assists you to get your Tax ID Number in Governmental Offices.

OPENING OF BANK ACCOUNT

If you are represented by Property Guide Turkey, you do not even have to go to a bank in order to have a Turkish bank account.

REGISTRY CHECKS IN GOVERNMENTAL OFFICES

Property Guide Turkey makes sure that the details of the property in subject transmitted to the buyer match perfectly with details in The Title Deed And Land Registry Office, that the property is not subject to certain restrictions, which prevent it from being sold (e.g. mortgage, hypotheque or any other obstacle) and the seller is perfectly able to complete the transaction.

SETTING TITLE DEED AND LAND REGISTRY OFFICE APPOINTMENT

Property Guide Turkey initiates and follows up rendez-vous in the National Land Registry System in order to complete the title deed transfer procedure if the investor is not in demand of being represented by Property Guide Turkey.

AFTER SALE SERVICE

INSURANCE

UTILITIES

Property Guide Turkey deals with utility subscriptions (gas, water, electricity, dsl, etc..) on behalf of the investor upon request.

Property Guide Turkey supports the investor through reliable and competent solution partners or third party contractors upon investor’s request.

RESIDENCY PERMIT

Foreigners who purchase property in Turkey, can easily obtain residence permit. Moreover, their spouse and children have a right to apply for a residence permit on this basis as well. Application for a residence permit can be made once the title deed is transferred to the applicant. Timeframe to obtain a residence permit depends on the city, where the application is submitted and available appointment dates. Application for a residence permit based on ownership of property can be only submitted in the city, where the real estate is located.

Being a residence permit holder gives a number of rights to foreigners in Turkey. Some of them are right for education in Turkey for children of foreign investor and easier access to healthcare.

WORK PERMIT

Being a residence permit holder gives number of rights to foreigners in Turkey. However, a residence permit does not give foreigners the right to work in Turkey. Those who wish to work in Turkey must find a job and their future employer must apply for a work permit on behalf of the foreigner. Work permit application procedures are easier though if the foreigner is residence permit holder as the whole process can be made within Turkey and the applicant does not need to visit their home country to finalize procedures.

CITIZENSHIP APPLICATION

PROPERTY MANAGEMENT AND RENTAL SERVICES

Before or after property purchase, our experienced property consultants will be pleased to provide the investor with rental income estimation/projection composed for upcoming three years by taking into consideration all Dynamics of the city, district, neighbourhood as well as your specific property.

For investors who purchased their property in collaboration with Property Guide Turkey, we will be pleased to undertake renting-out services free of charge.

RESALE

Before or after property purchase, our experienced property consultants will be pleased to provide the investor with resale income estimation/projection composed for upcoming three years by taking into consideration all Dynamics of the city, district, neighbourhood as well as your specific property.

For investors who purchased their property in collaboration with Property Guide Turkey, resale services with official realty services fees determined by the Government (4% to be split between the buyer and the seller).
